Windsor industrial space sold for $1.6 million

WFH LLC has paid $1.6 million for a 40,000-square-foot industrial building at 725 Marshall Phelps Road in Windsor.

The seller was 725 Marshall Phelps LLC. Hurley Metal Fabrication of Windsor will be leasing the facility from the new owner.

Sentry Commercial Real Estate Services Inc. represented both parties in the sale.

 

Okay expands in Berlin

Okay Industries Inc. is developing a 63,000-square-foot medical engineering and manufacturing plant on New Park Drive in Berlin to consolidate and grow its medical components business.

The new space will complement Okay’s current 100,000 square-foot headquarters location on Ellis Street in New Britain.

Okay is also celebrating its 100th anniversary this year.

 

First Tee at TPC Cromwell

First Tee of Connecticut has broken ground on the 7,500-square-foot David Geri Epstein Learning Center at the TPC River Highlands in Cromwell.

The Epstein Learning Center is adjacent to the 23-acre, state-of-the-art practice facility that opened in 2008 and the four-hole Karl Krapek Family Learning Links that debuted last year.

The learning center will feature classrooms, computer labs, in-door practice range putting green, training facility, family viewing area and the administrative offices of The First Tee of Connecticut.

 

111 Founders’ leases

First Alliance Lending and the American Red Cross are among three tenant signings for 22,000 square feet of office space in East Hartford’s 111 Founders Plaza.

First Alliance will expand its footprint in the high-rise overlooking the Connecticut River to 19,000 square feet for its residential mortgage broker operations.

Red Cross will use its 2,000 square feet as a training and education classroom.

Finally, SecureTek Solutions will occupy 1,000 square feet for engineering and technical recruiting operations.

Goman + York Property Advisors, as agent for landlord Merchant 99-111 Founders LLC, also represented First Alliance and SecureTek in the lease. Coldwell Banker Commercial represented American Red Cross.

These leases bring 111 Founders Plaza to 99 percent occupancy, Goman + York said.

 

$599K S. Windsor listing

Waldo Bros. Co. is putting up for sale for a 9.25-acre parcel at 595 Nutmeg Road North in South Windsor with an asking price of $599,000.

Waldo Bros. Co. is the landowner.

Griffin Center renewals

Three tenants have renewed office leases with landlord Griffin Land for space In the Bloomfield portion of Griffin Center at 29-35 Griffin Road South.

Pioneer Optics Co. Inc. renewed its lease of 15,000 square feet. T-Mobile re-signed early for 10,300 square feet, and kidney dialysis treatment provider DaVita signed an early extension for 8,787 square feet, the landlord said.

Meanwhile, data-protection vendor Integralis leased more than 11,400 square feet at 310 West Newberry Road, also within the Bloomfield section of Griffin Center.

 

LQ Mechatronics lease

German industrial process-equipment vendor LQ Mechatronics USA Inc. leased 12,000 square feet in the Branford Business Park to house its U.S. headquarters.

LQ says the office at 33 Business Park Drive will put it closer to its major customers. Parent LQ Mechatronik-Systeme GmbH installs and services electro-mechanical equipment for industrial plant process engineering. 

H. Pearce Commercial represented landlord Business Park Realty LLC in the lease. The New Haven Group represented the tenant.

 

Fastenal opening in Cromwell

Fastenal leased 3,800 square feet of retail space in SCB Plaza at 199 Shunpike Road in Cromwell for a relocated fastener-store location.

The plaza is owned by 199 Shunpike LLC.

Fastenal, which has more than 2,500 stores, plans to relocate its Middletown store at 14 Industrial Park Place to the SCB Plaza sometime in January.

H. Pearce Commercial is listing agent for SCB Plaza.

 

Old Saybrook space

Wealth manager Richard P. Boccaccio Jr. has leased space for a satellite office in the Old Saybrook Business Park.

The park at 139 Mill Rock Road, East, is owned by landlord Mill Rock Leasing LLC.

The Geenty Group, Realtors was sole broker in the lease.
